75 foot beach front lot situated along the golden beaches of New Commerce Bight, south of Dangriga Town and north of Hopkins Village, approximately 15-20 minutes boat ride from either points. The property has an average of 200 feet in depth. It is directly about 2-3 miles down the coast from the Deep Water Port, Dangriga. There is a proposed Tourist Village for that area, which would increase real estate values and demand on the area. Must act now!
The parcel is currently only accessible by boat; but there is an undeveloped road reserve to the property. 50 feet south of the property, there is a canal that goes for just about one mile inland due west to a shrimp farm as seen on aerial pictures. One can drive along the edge of the canal during dry weather with permission from the owner of the canal side property. The shrimp farm is at the end of an all weather road, about 2 miles off the Southern Highway. This is the closest existing road to the property. Silk Grass Village is less than 1.5 miles south of the junction of the shrimp farm road and Southern Highway. Electricity comes to the shrimp farm, about 1 mile due west.
This area has great deep water fishing and snorkeling on the reefs around the islands or on the Great Barrier Reef about 12 miles offshore. The property can be used as a Residential get-away or one can build a small bed and breakfast hotel. Properties in the area have appreciated. There is virtually no beach front available for sale under $1,500.00US and in Placencia the price is around $3,000.00US per running foot on the Caribbean!
Lot 2 and 3, 4 through 8 have all been cleared. However, only lots 2 and 3 have been filled with sand as seen on the pictures. There is a fresh water creek running south of the property. Someone had dredged the creek around lot 3 and made an island in which 90% has been filled with sand and only about 20 feet in length x 8 feet wide varying from 2-4 feet in depth needs to be filled.
All the lots will have beach access by a 15 foot road reserve that leads to the sea where one can launch a boat, Jet Ski, or just go swimming in the ocean. The 15 foot reserve is between lots 1 and 2. A pier is the process of being requested but permits must be obtained and the cost of the pier to be built will be cost of the buyers or the owner of lot 2 who can then rent a monthly space to the property owners of this subdivision.
Directly off the property it is ideal for fishing, even conchs, lobster can be caught along the shores and lots of animals roam these shores.
